What is the Property Handover Process ?
The handover process involves the seller (Durrat Khaleej Al Bahrain Company) distributing letters to all owners not less than 30 days as per the Sales Agreement, notifying them the completion, and a handover date.

What is DRM ?
Durrat Resort Management is a company created to manage the on-going property, facilities and community management needs of Durrat Al Bahrain. Through policies, systems and service delivery, DRM ensures that Durrat Al Bahrain residents benefit from a full range of integrated services to maintain a clean and safe environment for residents and visitors.
Among the services provided by DRM is the administration of the service charge, deposits, maintenance of the resort wide insurance applications for consent and the control of the community regulations.

What is the service charge ?
Is a fee paid in advance for the cost of the maintenance, management, operation and repair of the common areas, facilities and services.
It is usually paid every 6 months or annually and it includes such things as insurance, utility services e.g. DEWA (Water and Electricity), air conditioning, cleaning, security, preventative maintenance.



How much is the maintenance fees or service charge ?
BD 5.5 per built up square meter



Can I rent/ lease my property once its handed over ?
Yes, provided that the Purchaser complies with the terms and conditions of the Durrat Al Bahrain Development Declaration in this regard.



How many sets of keys do I receive ?
3 Main door keys, and the rest of the keys are in the villa
Access cards: 2 are given for free with the handover, and the owner can apply for 4 extra keys (Total of 6) at BD5 from the security gate house



What will owners receive, once their properties are handed over ?
Handover Kit (Keys, villa drawing and animation CDs, and 2 access cards)



Can I keep pets in my Villa ?
Owners are allowed to keep pets, but dogs must be leashed at all times.



Can I use my property for commercial purposes ?
No, as specified in the Sales Agreement



Can I hold private parties in my Villa ?
For private parties owners call the security (+973-36060826 or +973-36060827) to provide them with all the information regarding the party.

However, No property can be used for any illegal or immoral activity or any use that might disturb the peace or cause a nuisance or annoyance to any Owners or Occupiers of the Development.



Where do my guests park their cars ?
There are extra car parking spaces available for guests in all the islands specifically for visitors



Can guests utilize the facilities available ?
Yes, guests are allowed to share the common facilities and other facilities like the residents
