Atkins wins Durrat Al Bahrain Contract


Bahrain-based developer, Durrat Khaleej Al Bahrain Company, has awarded Dubai's WS Atkins and Partners Overseas the architectural and infrastructure design contract on phase III of Durrat al Bahrain project, a 20 sq km reclaimed series of islands at the southern tip of the kingdom. Phase III involves design and documentation of infrastructure works, landscaping and architectural engineering of the luxury villas plus facility buildings on the remaining four of the planned 13 islands. Construction of phase III is expected to commence next year.

Durrat Al Bahrain, the Kingdom’s largest planned luxury residential, commercial and tourist resort development, announced that it will be exhibiting at the Kuwait International Real Estate Exhibition to be held in Kuwait City from 9 to 13 November.

The exhibition is expected to attract leading real estate professionals and investors from across the region to consider the latest real estate trends and investment opportunities.

Commenting on the exhibition, Jassim Al Jowder, CEO of Durrat Al Bahrain, said, “Kuwait is an important market for Durrat Al Bahrain. The exhibition will see us marketing our new range of town house villas, Bait Al Durrah, which are located around the interior of our residential islands and offering courtyard based luxury living. We’re also using the exhibition to communicate how Durrat Al Bahrain is an ideal lifestyle destination for those wanting to live a contemporary urban lifestyle based in and around the beautiful waters of the southern Bahrain sea, either as a resident or as a visitor. Since we last exhibited in Kuwait, we’ve started handing over villas to our homeowners and we’re making significant progress across the rest of the development.

More than 45 companies are expected to participate in the exhibition, marketing more then 100 real estate projects from 17 countries.

International design and engineering consultancy, Atkins, has been awarded the architectural and infrastructure design on phase III of Durrat al Bahrain, a 20 km2 reclaimed series of paradise islands at the southern tip of Bahrain.
Delivery of phase III requires the design and documentation of infrastructure works, landscaping and architectural engineering of the luxury villas plus facility buildings on the remaining four of the planned 13 islands.

The two inner petal islands and two outer atoll islands cover a total land area of over 800,000m2 and is the final phase in the construction of the 20km2 luxury residential resort.

Atkins began working on this signature development for Bahrain in 2004 and phase I and II are progressing well with construction, with a number of villa owners now having moved into their new homes.

It is expected the construction of phase III will commence next year.

Durrat al Bahrain reflects the Kingdom’s standing as a financial and commercial hub, and its high-end design philosophy will be echoed in the architectural and interior design of phase III’s 570 villas. Hard and soft landscaping will reflect the islands’ idyllic ambience encouraging residents to step outside and interact with nature. Green corridors and community areas will connect the urban fabric, and all villas will have direct access to water via either a beachfront or a jetty.



Durrat Al Bahrain fitted out with Villeroy and Boch sanitary ware and bathtubs


Set in the azure waters of southern Bahrain, a unique place where contrasting lifestyles complement each other, an island and a city, the desert and the sea, holiday and home - all this is Durrat Al Bahrain, the Kingdom’s largest planned luxury mixed-use, residential, and commercial and resort development.

This 20 km2 development has been created across a cluster of 11 spectacular islands. Named after the ‘most perfect pearl’ in the Arabian Gulf, Durrat Al Bahrain is a $4bn joint development owned by the Government of Bahrain and the Kuwait Finance House (Bahrain). The development was master planned and designed by Atkins, the world renowned design, engineering and consultancy firm, and KMC Bovis are the project development management firm for the project.

Land reclamation of the Durrat Marina islands, part of the luxury Durrat al Bahrain residential resort, has been completed ahead of schedule.


Over 5m cubic meters of material has been reclaimed in just 24 months to create the three new islands now ready for development.

Designed by Atkins, the 400-berth marina will become a vibrant hub for the South East area of the Kingdom. Intended as a truly mixed-use development, Durrat Marina will act as a catalyst for retail and commercial development and accommodate young families and professionals.

One of the key commercial advantages of Durrat Marina is that the majority of residences will benefit from sea views and easy connections to public landscaped spaces, beaches, boardwalks and a cosmopolitan lifestyle.

With the successfully handing over of phase I of the Durrat al Bahrain Islands to tenants well under way, Atkins was retained to continue as engineering and site supervision for the three islands which have a total area over 480,000m2.

With water forming the central theme, work on the marine reclamation and shore protection of the three curved islands necessitated complex engineering as the design looked to maximise sea frontages by incorporating canals and beaches. The elliptical shorelines are protected by over 600,000 tonnes of locally quarried limestone rock revetments and 150,000 tonnes of concrete quay wall edge protection.

Significant to the speed of installing the edge protection following reclamation was the predesign of foundations to accommodate predicted settlement within subgrade materials below the quay wall foundations. This method enabled the contractor to progress with construction on site whilst closely monitoring settlement of the completed sections of walls to ensure that settlement was within the expected limits. This method also meant that volumes of what would normally be considered unsuitable material could be left in place thus significantly reducing the overall construction cost of the islands.

Reclamation work on the Golf Course linked to the marina continues with completion planned for the end of the year.

Durrat Marina won the CNBC Property Arabia Waterfront Award in 2008, in recognition for its cultural and economic contribution to Bahrain.
